The most common size in 1-3 bedroom homes and smaller households. If your home fits this description, there's a good chance a 1,000 gallon tank is what you've got.

It depends on the size of your tank. At Durango Septic, we keep our pricing straightforward. A 1,000 gallon tank runs $485. A 1,250 gallon tank is $515. For a 1,500 gallon tank, you're looking at $550.
Got something larger? We price oversized tanks at $0.40 per gallon, so you're only ever paying for what actually gets pumped. No surprise fees, no ambiguous line items. If you're not sure what size tank you have, give us a call and we'll help you figure it out before we ever pull into your driveway.

It varies. A general rule of thumb is every two to four years, but that range shifts depending on how many people are in your household, how much water you use, and whether you have things like a garbage disposal running into the system regularly.
A two-person household in a smaller home can often stretch closer to the four-year mark. A large family, a busy vacation rental, or a property with heavier-than-average usage should be on a shorter cycle. Waiting too long isn't just an inconvenience. It puts real strain on your drain field, and drain field repairs are significantly more expensive than a routine pump-out.
When in doubt, call us. We'd rather talk you out of an unnecessary service call than have you dealing with a backup.

Pumping is the process of removing the liquid, sludge, and scum from your tank. Cleaning is what happens in the process of doing that thoroughly. When you see companies advertising "tank cleaning" as a separate or premium service, it's worth asking what exactly that means. Pressure washing the interior walls of a tank isn't standard practice and isn't necessary for a healthy system. A proper pump-out, done right, is your cleaning.

Your effluent filter sits at the outlet of your septic tank and acts as a last line of defense, catching solids before they move into your drain field. It's one of the most important and most overlooked components in the system. A clogged filter can back up your whole tank even when it's not full.
At Durango Septic, we check and clean your effluent filter as part of every pump-out. Not every company does this. It takes a few extra minutes and it can save you from a very expensive problem down the road.

For a standard residential tank, plan for roughly 30 to 45 minutes on site. That includes locating the access point, pumping the tank, checking the effluent filter, and giving you a rundown of what we observed. If your tank is hard to access, hasn't been pumped in a long time, or has a riser that needs attention, it may run a bit longer.

You don't need to be there, but you're welcome to be. Most of the work happens outside at the tank. If you do want to be around to ask questions or see what we're looking at, we're happy to walk you through it. We think an informed homeowner is a better customer for everyone, including you.

Almost always, yes. A vacation rental runs through water and waste at a much higher rate than a typical household. Back-to-back guests, full houses on weekends, and heavy turnover all accelerate how quickly your tank fills. If you're running a VRBO or short-term rental, a two-year pumping cycle is a reasonable starting point. Some high-volume properties need it annually. An overflowing tank during a guest stay is the kind of review nobody wants.
