It varies. A general rule of thumb is every two to four years, but that range shifts depending on how many people are in your household, how much water you use, and whether you have things like a garbage disposal running into the system regularly.

A two-person household in a smaller home can often stretch closer to the four-year mark. A large family, a busy vacation rental, or a property with heavier-than-average usage should be on a shorter cycle. Waiting too long isn't just an inconvenience. It puts real strain on your drain field, and drain field repairs are significantly more expensive than a routine pump-out.

Pumping is the process of removing the liquid, sludge, and scum from your tank. Cleaning is what happens in the process of doing that thoroughly. When you see companies advertising "tank cleaning" as a separate or premium service, it's worth asking what exactly that means. Pressure washing the interior walls of a tank isn't standard practice and isn't necessary for a healthy system. A proper pump-out, done right, is your cleaning.

Your effluent filter sits at the outlet of your septic tank and acts as a last line of defense, catching solids before they move into your drain field. It's one of the most important and most overlooked components in the system. A clogged filter can back up your whole tank even when it's not full.

At Durango Septic, we check and clean your effluent filter as part of every pump-out. Not every company does this. It takes a few extra minutes and it can save you from a very expensive problem down the road.

For a standard residential tank, plan for roughly 30 to 45 minutes on site. That includes locating the access point, pumping the tank, checking the effluent filter, and giving you a rundown of what we observed. If your tank is hard to access, hasn't been pumped in a long time, or has a riser that needs attention, it may run a bit longer.

If you're running a VRBO or short-term rental, a two-year pumping cycle is a reasonable starting point. Some high-volume properties need it annually. An overflowing tank during a guest stay is the kind of review nobody wants.
