Septic Tank Transfer of Title Inspections
When a property changes hands in La Plata or Archuleta County, a septic inspection isn't optional. The county requires it, the transaction depends on it, and both buyers and sellers need to know what they're working with before closing day creates a crisis.

It's a required assessment of your septic system that must be completed before a property can legally change hands in La Plata and Archuleta counties. We inspect the tank, access points, distribution box, effluent filter, and drain field, then submit a report to the county as part of the transfer process.

Not always, but it depends on the condition of your tank. During a Transfer of Title inspection, we assess the overall health and function of your system. If your tank is full or near capacity, a good septic pumping gives us a much clearer picture of what's going on inside. In many cases we recommend doing both together. It saves time, avoids a second trip, and means you're going into the inspection with a clean baseline.

A Transfer of Title inspection is required when a property is being sold. A Continued Use Permit inspection is required in certain situations where the county needs to verify that an existing system is functioning properly for ongoing use, often for commercial properties or specific zoning situations.
